Conifer Park #6 HOA Meeting

Due to COVID-19 and social distancing, meeting was held via Zoom

13 Homes represented; All owners, no renters present

 Treasurer’s Report January 1 thru August 4, 2020 

Conifer Park #6 HOA 

There are 93 homes in Conifer Park #6 

At least 10 of the homes are rental properties 

 

New Owners 

2019 11 homes sold 

2020 4 homes sold thru July this year 

Status of Annual Assessments - Due on 3/31/2020 

• 79 owners have paid their 2020 Assessment in full = 85% 

• 14 owners owe for 1 or more years 

• Total past due (including liens) = $2,639.31 

• Liens filed on two properties on Oct 1, 2019 

Expenses 

• Park Improvements: 

• The new fence & the two benches were installed in 2019; cost = $3,619.10

• Still need to buy & install new signs + mutt mitt dispenser & bags 

• Park expenses: 

• West Sound Utility District: monthly meter fee of $60 plus cost of water • Progressive Landscapes LLC:  

• Weekly during growing season 

• Once or twice a month during winter 

• Insurance: All renewed in July - Total cost $1,874  

• “Director & Officers” “Liability” & “Dishonesty Bond”

-          Ongoing issues are addressed but the neighborhood as a whole does not nor should not know specifics - Know we are doing our best to be respectful

-          Please make sure to submit all concerns in writing to the ARC committee so the issue is well documented if the ARC needs to take further steps; i.e. daily fines, liens, etc.

o   Due to two individuals being nominated, anonymous individual voting occurred (Votes were verified by acting Secretary, Caitlin Ehli)

-          Deshawn Dixon; up for election (Remaining 1 year term)

o   Richelle Sherwood was nominated

o   Caitlin Ehli was nominated

o   Due to two individuals being nominated, anonymous individual voting occurred (Votes were verified by incoming Secretary, Jason Jablonski)

Treasurer’s Report presented by Nancy Rollins

Status of Annual Assessments – Due 3/31/2020

·         78 owners have paid their 2019 Assessment = 84%

·         15 owners owe for 1 or more years:

-          2020:                3 @ $68.00, 3 more at various amounts $1.00 to $67.75

-          2019-2020:      5 @ various amounts (1 includes lien fees due $242.45)

-          2018-2020:      None

-          2017-2020:      2 @ $314.49

-          2016-2020:      2 @ various amounts (includes 1 lien filed 10/1/2019)

·        Total past due (including liens) = $2,666.99

·       One owner set up “payment plan” at $25/month

-          3 payments received in 2019

-          6 payments received to date in 2020 – Current balance $182.96 

·         Liens filed on two properties on Oct 1, 2019

-          One owner paid the amount billed in February (no certified fee) on Oct 2

§  I mailed notice that the lien had been filed, so additional $242.45 is due plus 2020 assessment of $68.00 = $317.72

-          No response from the other owner

·         “Past Due – Second Notice” sent June 1, 2020

-          Payment received from 9 owners since my last report

 

Expenses

·         Park Improvement

-          Still need to buy new signs and mutt mitt dispenser and bags

·         West Sound Utility District

-          Monthly meter fee increased from 57.17 to 60.03 effective March 1, 2020

-          No water use through June

·         Progressive Landscapes LLC

-          They have not increased their rates for 2020

-          They now usually bring a “hang tag” to my door after their service so that I know what work they have done

-          I contacted Richard on July 6th requesting that the sprinkler system be turned on and asked that he check to see it’s working correctly

·         Insurance

-          Annual “Dishonesty Bond” premium paid @ $170.10

-          Annual “Director & Officers” premium paid @1,354.00 – increased $19

-          Waiting for “Liability” premium bill – expected to be $300 again

 

Old Business

·         Park Committee

-          Outstanding – The Park Committee is still needing to purchase one or two “Private Property” signs, a Mutt Mitts box and bags.
