  • Financial Report
  • Status of Annual Assessments
    •  Second Notice - Past Due statements were mailed on June 21st
    •  Reminder Notices were hand delivered to resident owners before the picnic
    •  8 of our 93 owners owe for only 2017 (7 @ 64 & 1 @ 45)
    •  5 owe only 2016 & 2017 (4 @ 134.56, 1 @ 129.99)
    •  Lot 47 owes for 2015, 2016, 2017 = 213.59
    •  Lot 57 Foreclosure: Paid in full 845.48 at closing; Release of Lien filed 11/2/17
    •  Total assessments past due = 1,374.82 from 14 owners
  • Our Park on Fircrest
    • On 10/8 Nancy wrote a second letter to Progressive about the blackberry vines taller than the shrubs, and also asked that the water be turned off • Had to call Richard on 10/26 to again request water be turned off
  •  Pending - buy a picnic table to replace the decayed wood table removed last year
    • Is there any progress to report?
  • Income vs Expenses

    •  As of November 6, we have a year-to-date net loss of 30.97 • We can expect the following expenses before year end:
    • Landscape for November @ 272.50 (December’s bill will arrive in January)
    • West Sound Utility District: November & December = 105.60 (+

    • water?)
    • Post Office Box renewal @ 106.00 or more
    • Nancy expect our annual net loss will be at least 515.00, even after collecting on the 2015 lien plus dues & interest for 2016 & 2017


      • Nancy is not advocating an increase in the assessment - just want you to be aware of our financial situation.

Old Business
  • Board has appointed Dawn Davis to research on a new picnic table Speed Bumps
  • Betty will ask county to do another survey and predetermination for cause to pursue the raising of funds.
    • Predetermination will help guide the discussion on whether to pursue the special assessment.

New Business

  • Christmas party and light contest? Saturday the 23rd
    • Davis bringing the hot chocolate Dave will add to Facebook
  • Reminder to check smoke detectors Dave will put on Facebook 
  • Santa Runs?
  • Email blast needs to be rebuilt 
  • CCnR Fire Pit regulations?

Several homes have installed cameras, strongly encouraged for other households

Actual organization with the Sheriff

See something suspicious call 911, Sheriff will determine the threal level and if deputies need to be dispatched
There is an existing Conifer Park Neighborhood  watch Facebook group, that does not appear to be an actual Neighborhood watch but it a great

Purpose of the ARC is to ensure compliance and to help keep the neighborhood warm and welcoming. 
Letters are the only recourse for enforcement of reported violations.  ARC will respond if the Homeowner wants to work with the ARC

Status of Annual Assessments
  • • Second Notice - Past Due statements were mailed on June 21st 
  • 18 of our 93 owners owe for only 2017 (17 @ 64 & 1 @ 45)
  • • 5 of owners still owe for 2016 & 2017, with 2 also owing for prior years:
    • • 5 owe only 2016 & 2017   (4 @ 134.56, 1 @ 129.99)
    • • Lot 47 owes for 2015, 2016, 2017 
    • • Lot 57 owes 2011-2017 - lien was filed on 7/24/15 - owner died 8/12/15
      Original Foreclosure auction cancelled
      Son had house fixed up to sell, current “sale pending” per Google search
      New Foreclosure notice with auction date of Sept 15, 2017
  • • Lot 3 - Title company paid after seller had finally paid the assessment in May
No response from Title company re dupe payment, so I applied to 2018 dues 
  • • Lot 80 Problem: “no mail receptacle” return of 1st notice
    • • In March I hand delivered to a man as he was leaving the house (he said the owner “Robbin Ray Harper” was not home)
    • • County Auditor tax statement has SE Carmae Drive mailing address, so I sent 2nd notice there - Returned “not deliverable as addressed, unable to forward”
    • • I’m not willing to climb the very steep driveway & too many steps to try to hand deliver again - suggestions?

Our Park on Fircrest
  • • Progressive Landscapes replaced sprinkler system rusted check valves last week
    • • Total cost with tax $708.50  
  • • Richard (from Progressive) said he’s instructed the crew to remove the blackberry vines in the hedge, not just trim the tops of the vines!
  • • Pending - buy a picnic table to replace the decayed wood table removed last year
    • • Is there any progress to report?
  • • Question - who will remove broken limb that’s hanging over the hedge into lot 45?

Insurance expenses:
  • • Directors & Officers Liability will be $1,296.00 ($36 higher) due before August 11
  • • Fidelity Bond is $170.10  due before August 14
  • • General Liability policy - no bill yet, but expect $250.00 again, due before August 11
Total estimated insurance/bond expense = $1,716.10

Lot 71
  • • Absentee owner - corner of Fircrest & Saxon Ct 
  • • ARC issues with side yard on Saxon, and wire fencing
    • • wire fence removed by departing renters
    • • side yard has dead bushes, blackberry vines, weeds, etc
  • • June 24 email that Real Property Management is no longer managing the property
