Conifer Park #6 HOA Meeting

Treasurer’s Report presented by Nancy Rollins

Status of Annual Assessments

  • Lot 4 paid their past due assessments last week. There was $45.00 due for 2017, plus interest of $5.40 & the 2018 assessment of $65.00 = $115.40 total
  • Only 1 of our 93 owners owe for only 2018 @ $65.00
  • 8 owners still owe 2018 and for prior years:
    • 3 owe for 2017 & 2018 (3 @ $136.68)
    • 4 owe for 2016 -2018 (3 @ $215.71, 1 @ $210.59)
    • owes for 2015, 2016, 2017 & 2018 @ 304.22
  • Total past due = $1,636.98   

Year-End Financial Status

  • The Checking Account balance was less than prior years
    • 12/31/17 = $5,234.26
    • 12/31/18 = $4,682.40
  • Post Office Box renewal fee increased to $112.00
    • The check mailed on December 12 was evidently “lost in the mail”
    • A new check was written on December 27

Expenses

  • Postage increased by $.05 to $.55 on January 27
  • Nancy bought 4 rolls of stamps before the increase = $200.00
Properties for Sale

  • Lot 81 already has a pending sale - Title company inquiry last week. I said I will accept the $65 amount billed in 2018, even if we increase the assessment tonight. 
  • Still waiting for Lot 67 to be listed for sale

Set 2019 Assessment Amount

  • Bureau of Labor Statistics changed the Geographic Structure for Consumer Price Index (CPI) in 2018. The Seattle-Tacoma-Bremerton CBSA (Core Based Statistical Area) has been updated to Seattle-Tacoma-Bellevue, published bimonthly in even months. The metropolitan area covers King, Pierce & Snohomish counties. 
  • It was much more difficult to locate the information we need.
  • The CPI change was 2.8 or 3.2 depending on which report is used. The report with 3.2 matched the chart used in prior years.
  • The CC&R's restrict change to "no more than" the CPI change for the prior year.
    • If we vote to change the "dues" for 2019, the maximum increase would be 
      • @2.8%  $65.00 +1.82 = $66.82             @ 3.2%  $65.00 + 2.08 = $67.08  
      • I recommend that we increase the dues $2.00 to $67.00
        If all owners paid, that would only increase annual income by $186.00
  • Dues were increased $1.00 in 2017 and again in 2018
  • Please note that we had a net loss in 2018 of over $500
  • A motion was made and passed to increase the Annual Dues by $2.00 to $67.00

Old Business

Park Committee

  • Caitlin Ehli will coordinate with the members of the Park Committee to schedule a meeting to discuss a proposal.
    • Proposal will explore new park signs, new fence, new bench, and possible play toy.
      Park Committee members are Cammy Austin, Rick Chapman, Dawn Davis,
      Deshawn Dixon, and Caitlin Ehli.

Caroling and Cocoa

  • There was not a big turnout, mostly due to the weather - We will try again next year.


New Business

Newsletter

  • An updated newsletter will be mailed with the 2019 Assessment notice at the end of February.

  • The Conifer Park Facebook Page will be for adult members only – No kids under the age of 18 will be accepted.
