Welcome and Introduction of Officers

Old Business
Park Committee
·         The Park Committee – Comprised of Caitlin Ehli, Deshawn Dixon, Dawn Davis and Rick Chapman; presented their ideas for improvements to the park that included:
o   Options for replacing the aging fence
-          Replace fence as is:
·         Quotes from Puget Fence and Viking Fence:
o   Puget Fence
§  Quote – 165’ 3 rail ranch style
Pressure treated 4”x6” posts
2”x6” Cedar rails
Cost - $3,640 + tax
o   Viking Fence
§  Quote – Still waiting to receive quote
-          Placement Rocks
·         With research, this option is not feasible due to the cost and equipment needed
o   Play Structure
-          Upon further research, this option is not feasible due to the increased cost of insurance and requirements from the insurance for the play structure (needs to be a commercial grade structure)
o   New Park Benches
-          Rick priced out two park benches at ACE Hardware
o   New “Private Property” Signs
-          Deshawn priced out custom aluminum signs to about $50
o   New Mutt Mitt dispenser
·         Cammy Mills made a motion for the Park Committee to purchase a 2 park benches, 2 signs, and cheapest wood fence – Up to $6,000
o   Karen Chapman 2nd the motion
o   Motion was unanimously approved

  • Who we are – Gerry Austin, Rick Chapman and Dave Black
  • What we do
  • Areas of Concern:
    • Ongoing Issues are addressed but the neighborhood as a whole does not nor should not know specifics - Know we are doing our best to be respectful
    • Please make sure to submit all concerns in writing to the ARC committee so the issue is well documented if the ARC needs to take further steps; i.e. daily fines, liens, etc.
·         Cammy Mills proposed the formation of a committee to help fellow neighbors with yard work, etc.
o    No motion was 2nd
o    Motion was not passed
·         Conifer Park is a Level 3 Road – So Conifer Park is not a high priority for plowing during snow

Conifer Park #6 HOA Board Meeting

Attendees Present

Meeting called to order at 7:04pm – Jason Jablonski

Treasurer’s Report presented by Nancy Rollins

Status of Annual Assessments – Due on 3/31/2019

·         68 owners have paid their 2019 Assessment = 73%

·         25 owners owe for 1 or more years

-  For 2019; 13 @ $67.00, 4 more at various amounts $7.00 to $66.68

-  For 2017-2019; 3 @ $220.08


-  For 2015-2019; 1 @ $407.73

·         Total past due = $3,300.51

·         I sent Second Notice – Past Due on May 22nd

Expenses

·         Water meter monthly flat rate increased $2.65 to $55.45, effective March 1

·         Progressive Landscapes fee increased 5%, effective March 1

·         Annual Insurance & Fidelity Bond premiums will be paid before August 1st

-  CNA Surety Fidelity Bond unchanged at $170.10

-   Liberty Mutual Liability Insurance up $50 to $300.00

-   Continental Casualty Director & Officers Insurance up $39 to $1,335.00

Certificate of Deposit

·         Our 18-Month CD @ .25% matured on June 11,2019

·         Since there is discussion of using some of this money to upgrade the park, I decided to roll to a 6-Month CD, also @ .25%. A longer term would pay higher interest, but the early withdrawal penalty would be 180 days interest.

·         The new CD will mature on 12/11/19. Early withdrawal penalty is an amount equal to 90 days interest on the amount withdrawn.



Old Business

Park Committee

·         The Park committee will be meeting on Thursday, July 18th at 7pm.

-  The committee has decided to not pursue a play structure at this time due to cost of liability insurance as well as the cost and installation of a commercial play structure.

-  Proposal will explore new park signs, new fence/ barrier wall, and new bench

·         Park Committee members are Cammy Mills, Rick Chapman, Dawn Davis, Deshawn Dixon, and Caitlin Ehli.

Park Landscaping

·         Richelle Sherwood will reach out to Progressive Landscapes to follow up on the expectations of our landscaping contract.

Annual Meeting

·         Jason Jablonski will deliver notices for the Annual Meeting BBQ on July 30th

·         Dave Black will be out of town for the Annual Meeting so another HOA Board Member will need to do the food shopping. Jason Jablonski will do the food shopping.

·         Deshawn Dixon will all be out of town for the Annual Meeting.



New Business

New Bill Pay Options

·         The HOA will explore setting up an online payment option for homeowners to pay their yearly HOA dues.

·         The HOA has authorized a pending lien notification for the lot owner owing for 2015-2019 in the amount of $407.73. A certified letter has been sent to the owner. The HOA also discussed but did not authorize a pending lien notification for the three lot owners owing 2016-2019 in the amount of $308.60 and the one owing in the amount of $302.86.
