2016 Annual Meeting Minutes


Wednesday August 3rd
HOA Park Fircrest
16 households were represented (we have 93 lots)

  • Treasurers Report -- Nancy Rollins
    • Net Income $1700 for 2015 (primarily due to collection 
      • of prior years & interest)
    • $913 net income this year  thru August 2nd
    • We did not raise dues
    • 13 owners still owe for 2016
    • 3 for 2015 -2016
    • 1 for 2013 - 2016
    • 1 for 2011 - 2016 lien has been filed but could go unpaid
      •  as the property is in probate due to homeowner
      •  passing away.
    • Nancy detailed the lien process
      • Difficult as the HOA is a junior lien holder
      • The HOA does not file liens if we have 
        • received notice that a property is 
          • going into foreclosure

• 26 of our 93 owners are "past due" - 2nd notice mailed 6/13
• 21 owe only 2016
3 owe for 2015 & 2016
• Lot 4 owes for 4 years 2013-2016
• Lot 57 owner died shortly after lien was filed owes 2011-2016
• Lot 36 Beck, deceased - Estate Administrator responded to 2nd Notice & will pay
• Lot 14 Dover Ct house sold. Title company researching why we weren't paid
Kitsap Bank CD matured 6/11/16
• Rolled to 18 month CD @ .10% due 12/11/2017 $8,273.15
Insurance bills pending
• D&O Director & Officer premium increased $52 = $1 ,260 due before 8/11
• Fidelity Bond (written for 3 signers) = 170.10 due before 8/14
• Liability not yet received. Expect $250 due before 8/11
Foreclosures
• Lot 42 on Parkington - Wells Fargo Mortgage paid 2016 dues
• ServiceLink - buyer Habitate Rehab Inc to settle 7/6/16
• Issue with man in the house
• Lot 60 on Saxon Ct - Foreclosure notice received 6/14 owes for 2015-2016
• Trustee sale set for 10/21/16
• Appears 2013 Foreclosure was modified in October 2015
• Occupants moved out in early June
• Lot 80 on Empress Ct - foreclosed, now HUD owned. Limited dues paid
Title Inquiries
• 7 to date in 2016 (some lots more than once)
• County Assessor: Sales Jan 2015 to April 2016 = 11 in our HOA

    • 6 paid since annual meeting

    • 15 Different title inquiries
      • 9 have sold
      • 2 have sold twice
    • Title inquiry for Stacy's Lot 68
    • Sale pending on lot 92
    • Lot 37 paid their dues and needed a letter of proof.


ARC
  • Lot 42 property now in foreclosure
    • More than likely will not see any money for fines
  • Gerry would to start fining on Lot 3 with trash and branches
    • Not enough Board members to vote
  • Letter sent to Lot 67 to get the trash and issues addressed.
    • Kids being left alone

    • Boat trailers, were supposed to be moved
