Treasurers Report:  Current balance of $15,790.54.  Report accepted.


Treasurer Transition: P.O. box keys to be transferred from Nancy Rollins to Chris Sherry and Olywn Lintecum. HOA is able to have 15 gigs for free on Google Drive. 


It was proposed that the HOA bank account at Chase will be closed and funds deposited in a new account at Kitsap Bank. Proposal approved by Board of Directors. 


Attorney Records Review: Contract approved by Board of Directors and signed. Review will begin after new year. 


New Business: none


Good of the Order: 2026 homeowners dues to be set in January at the next meeting.

Treasurers Report:  Current balance of $15,866.54. Twelve households owe payments.  Chris Sherry will be new registered agent. Report accepted.


Treasurer Transition: Goal date proposed for transition is December 31st. Proposal approved.


Chris Sherry will propose costs for an HOA subscription to Quicken for finance records. Chris will also notify HOA of costs to store digital copies of HOA financial records and the shredding of paper records. 


Olwyn Lintecum volunteered to pick up the HOA mail at the P.O. Box. Chris Sherry will be the official name on the HOA’s P.O. Box account.


Proposal made to change HOA check signers on the Chase and Kitsap bank accounts to: 


David Black, President; Chris Sherry, Treasurer; Steve A Ebner, Director.


Names of persons being removed:

Chase - Nancy E Rollins, Dawn R Davis, Gerry Austin

Kitsap Bank - Nancy E Rollins, Gerry K Austin, Marco DiCicco


Proposal approved.


Attorney Records Review: It was proposed to authorize  an initial $5,000 trust for attorney services. The services rendered will cover a review of all HOA by-laws and CCNRs for legal compliance. Proposal approved.

Treasurers Report:  81 homeowners have paid their 2025 dues in full. Twelve homeowners owe dues for 1 year or more. Expenses reimbursed for annual meeting notices and treasure’s reports. Report Approved.


Voting on contract for legal review of bylaws and CCNR’s tabled due to lack of Board of Directors quorum. Proposal to table approved by vote. 


Treasurer Transition: Registered agent for the HOA will need to be changed.


Park Committee: Proposal received for placing a mini-library at the park. 


New Business: none


Good of the Order: Noted that treasurer may ask for volunteer help with annual mailings.

Introductions: HOA officers


Role of HOA and General Information: Olwyn Lintecum

The purpose and responsibilities of HOA volunteers were explained as well as our legal limitations in actions that can be taken. It was noted that we are a non-profit. HOA members were notified of the Board of Director’s intent to seek a legal review of our covenants and bylaws to ensure compliance with current legislation. (approved by unanimous consent)


Board of Directors Roles/Community Involvement: Steve Ebner

HOA members were encouraged to be involved, volunteer, and have a voice. (approved by unanimous consent)



Treasure’s Report: Nancy Rollins


Treasurer’s Report was distributed. Thirteen homeowners are delinquent in dues payments. Two currently have liens against their homes. Total HOA funds available as of meeting date: $$15, 184.25. Questions answered. (approved by unanimous consent)



HOA Elections:


Board of Directors: Chris Mabry and Kim Neumann were nominated. Chris received 11 votes, and Kim 7. Chris was confirmed as the new board member, replacing Jason Jablonski whose service term had ended.



President: Dave Black and Bob Fisher were nominated. Dave Black received 17 votes. Bob Fisher received 1. Dave Black was confirmed as president. 


Vice President: Kim Neumann was nominated and confirmed by unanimous consent.


Treasurer: Chris Sherry was nominated and confirmed by unanimous consent. 


Secretary: Kristen Black was nominated and confirmed by unanimous consent.



New Business: No new business.


For the Good of the Order: No issues raised.


Park Committee: All with interest were invited to join. 


Next year’s annual meeting: August 5, 2026.

Treasurers Report-   79 homeowners have paid their 2025 dues in full. Fourteen homeowners owe dues for 1 year or more. Park landscaping paid. All insurance paid. Gift cards for picnic: $75. Annual and YTD Treasurer’e Report printing: $13.39. Began new 10 month CD at 4% APY. Report approved. 


Rescheduled HOA Picnic: Saturday, October 11th.


åOther Business: Board of Directors is looking into the cost of legal advice to ensure HOA compliance with all applicable laws.
