Treasurers Report: 80 owners have paid their 2024 dues in full. Thirteen owners owe dues for 1 or more years. There are currently two homes with liens against them. The CPI annual change was 2.7%. This gives the HOA the option to raise dues by $2.13 per annum. The Board of Directors voted unanimously to reject any increase in homeowner’s dues this year. Dues will be $79.00 for 2025. Report Approved.


Park Report: Rick Chapman will check to see if additional Mutt Mitts need to be purchased or set out. Jason Jablonski will contact the mowers when the first mowing of the park is needed. It was proposed that regular checks be made on the back area of the park. Park report approved. 


New Business: Nancy Rollins is not seeking to renew her role as treasurer of the HOA after the annual picnic in August. A new treasurer will need to be elected. If no one is found that can manage the duties of the office, the HOA may need to hire a bookkeeper. This could cause an increase in HOA dues. 


HOA Picnic: The annual picnic is scheduled for August 6, 2025 at 6:30 pm at the HOA park on Fircrest. Owners and renters are welcome!

Treasurers Report -   86% of lots are current on dues. HOA picnic cost this year totaled $222.78. The HOA paid $275.23 to disconnect electricity to the park. Park expenses for trimming shrubs was $300.00.

 

Board of Directors - Discussion regarding actions on properties that are behind on their dues. Proposed actions were passed.

Introductions: Neighbors and HOA officers

 

Treasurers Report-   Treasurers report distributed. It was noted that the HOA saved money by not watering the park and that the CD from last year brought in enough funds to have taxes paid on it. Insurance was referenced as the HOA’s greatest expense. Report approved.

 

HOA Elections:

 

Treasurer: Nancy Rollins was nominated. She accepted the nomination. Nancy was established as treasurer through universal consent.

 

Secretary: Kristen Black was nominated. She accepted the nomination. Kristen was established as secretary through universal consent.

 

Vice President: Rick Chapman was nominated. He accepted the nomination. Rick was established as vice president through universal consent.

 

President: Dave Black was nominated. He accepted the nomination. Dave was established as president through universal consent.

 

Board Position: Steve Ebner was nominated. He accepted the nomination. Steve was established as a board member through universal consent.

 

2nd Board Position: Jason Jablonski offered to step aside for his last year as a board member if anyone wanted to take his place. No one came forward. 

 

ARC: ARC members introduced themselves and explained their role. Opened the floor for questions. No questions were posed. 

 

Park Report: All attendees were invited to join the Park Committee. A point was raised that dog owners that pick up poop should throw it away in their own garbage cans at home, not in the can of a neighbor near the park. 

 

HOA Picnic: Next annual meeting will be August 6, 2025 in the HOA park. Dinner at 6pm, meeting at 6:30.

Treasurers Report-   79 homeowners, or 85%, have paid their 2024 assessment in full. Total amount to HOA past due is $4, 288.45. Director/officer insurance costs have increased by $108. General liability is set to increase by $38. The HOA has a current net income of $3, 909. The new landscape service for the park has not yet submitted their first invoice. Report approved.

 

Park Report: Nothing at this time. 

 

HOA Picnic: Wednesday, August 7th in the HOA park. Burgers, hot dogs, and other food/drinks to be provided. Dave and Kristen Black will do shopping. Gerry Austin will bring his grill. Olwyn Lintecum will be preparing tater tots.

 

 Voting will take place for open positions and those up for renewal. Annual gift certificate drawing will be held for those present at the meeting who are home owners and current on their dues. Flyers to be distributed. 

 

Board: With one member having moved away, the remaining board members will postpone decisions until a new board member is elected.

Treasurers Report-   83 homeowners have paid their dues in full. Ten homeowners owe dues for 1 year or more. One home has a lien filed against it. The HOA should receive the dues for the property for sale on Parkington Place when the sale is completed. Money has been saved by not watering the park and only having landscape maintenance as needed. The HOA had a net profit of $1, 428.82 for 2023. Report Approved.

 

Beneficial Ownership Information Report: Effective January 1, 2024, business entities formed or registered prior to 1/1/2024, must file an initial beneficial ownership report with the US Treasury before 1/1/2025. For this report, a ‘Beneficial Owner’ must be established. Based on roles and responsibilities it was proposed that our Treasurer and Registered Agent, Nancy Rollinsbe named our HOA’s ‘Beneficial Owner’. The Board of Directors approved. 

 

Treasurer recommended no new HOA dues increase this year. This was approved by the Board of Directors.

 

Park Report: Nothing at this time.
